Surprisingly enough Spanish property does suffer from rising damp and salt erosion

Spanish properties are in general built without a DPC (Damp proof course) and in the wet weather this can become a major problem, but more often or not this problem can be easily dealt with.

Due to the type of build (Spanish) a foundation is laid, and walls are built directly on the foundation without any form of DPC, this is not so much a problem initially, but over a period of time water will get in.

At this point it is worth mentioning (Depending on the age of the house) that in most cases water will not rise through the bricks, it will rise through the mortar and plaster from the foundation, and of course come the hot weather, the walls will generally dry out, but the damage has been done and the walls are left with salt on the surface and shot plaster.

It is pointless treating walls with a liquid membrane, or other water stoppers, until the original water ingress points have been identified and the appropriate action taken to remedy the faults.

It may be of course that it is NOT rising damp, it may be salt from the original render (Unwashed sand) in which case it will require neutralising only.
